We are looking for an experienced Legal Lead - Commercial Leasing to manage and lead legal activities related to commercial real estate transactions, with a strong focus on leasing, leave and license, and sale of commercial assets.

The role requires a commercially minded legal professional who can independently handle transaction documentation, negotiations, regulatory compliance, and deal closures while partnering closely with business teams, clients, brokers, and external advisors.

Key Responsibilities

• Prepare, review, and finalize term sheets, commercial proposals, and transaction documents for prospective lessees, licensees, and purchasers.
• Draft, negotiate, and finalize Lease Deeds, Leave & License Agreements, and related commercial real estate documentation.
• Lead legal negotiations and support the closure of commercial leasing and real estate transactions.
• Coordinate stamp duty payments, registration, and related statutory requirements under applicable Maharashtra laws.
• Advise business teams on legal, commercial, and regulatory matters related to commercial real estate transactions.
• Ensure compliance with MahaRERA, municipal regulations, fire safety requirements, occupancy norms, and other applicable regulations.
• Review and finalize ancillary agreements, letters, undertakings, amendments, and other transaction-related documentation.
• Provide day-to-day legal support to the commercial and leasing teams on transaction clarifications and compliance requirements.
• Coordinate effectively with brokers, clients, internal stakeholders, external counsel, consultants, and other advisors.
• Identify legal and commercial risks and provide practical, business-oriented recommendations.
• Support transaction structuring, negotiation strategy, documentation, and timely deal closure.
• Stay updated on developments in Maharashtra's commercial real estate laws, regulations, and market practices.

What Makes You a Great Fit

• 8+ years of relevant legal experience, preferably with strong exposure to commercial real estate transactions.
• Proven experience handling documentation for leases, leave and license agreements, and sale of commercial assets.
• Strong exposure to commercial real estate, retail, malls, commercial property development, IPCs, or real estate law firms.
• Strong understanding of commercial leasing and transaction documentation for office, retail, and mixed-use properties.
• Good knowledge of stamp duty, registration processes, and Maharashtra real estate regulations.
• Familiarity with MahaRERA, municipal regulations, fire and occupancy requirements, and related compliance matters.
• Strong negotiation, drafting, legal analysis, and deal-closing skills.
• Deep understanding of the commercial real estate market and legal environment in Maharashtra.
• Strong commercial awareness and the ability to balance legal risk with business objectives.
• Excellent communication, stakeholder management, and client-facing skills.
• Proven ability to manage multiple stakeholders, including brokers, clients, business teams, and external legal advisors.
• High legal acumen with a practical, solution-oriented approach to commercial transactions.
• Ability to work independently, manage transaction timelines, and operate effectively in a fast-paced real estate environment.
• A Bachelor's degree in Law (LLB) is required; relevant postgraduate qualifications are an advantage.
