We are looking for a highly skilled and detail-oriented Senior Associate / Principal Associate with 6-8 years of relevant experience in real estate transactions, leasing, and title due diligence. The ideal candidate will have strong expertise in handling complex real estate matters, reviewing and negotiating transaction documentation, conducting title searches, and providing legal and commercial support throughout the transaction lifecycle.
The role requires an individual who can independently manage multiple transactions, work closely with clients and internal stakeholders, identify potential legal and commercial risks, and ensure that transactions are executed efficiently and in compliance with applicable laws and regulations.
Requirements
Key Responsibilities
- Manage and advise on end-to-end real estate transactions, including acquisitions, dispositions, joint ventures, development arrangements, conveyancing, and related documentation.
- Conduct comprehensive title searches and title due diligence, including examination of title deeds, revenue records, encumbrances, approvals, permissions, registrations, and other property-related documents.
- Identify title defects, ownership issues, encumbrances, regulatory concerns, and other potential risks and provide practical recommendations for resolution.
- Draft, review, negotiate, and finalize various real estate agreements, including sale deeds, agreements to sell, leases, leave and license agreements, development agreements, conveyance documents, powers of attorney, and related transaction documents.
- Handle leasing transactions from initial term-sheet review through documentation, negotiation, execution, registration, and closing.
- Review commercial terms and translate agreed business requirements into legally robust transaction documentation.
- Coordinate with clients, developers, landlords, tenants, lenders, consultants, government authorities, and other stakeholders involved in real estate transactions.
- Support due diligence exercises and prepare detailed title reports, risk assessments, transaction summaries, and issue trackers.
- Conduct legal research on applicable real estate, property, registration, stamp duty, land, and local regulatory laws.
- Work closely with senior lawyers and business teams on transaction structuring, negotiations, documentation, and closing activities.
- Manage transaction timelines and ensure all conditions precedent, registrations, filings, and closing requirements are completed accurately and on schedule.
- Provide practical legal advice on transaction risks while balancing legal requirements with commercial objectives.
Must-Have Skills
- Real Estate Transactions: Strong hands-on experience managing and advising on complex real estate transactions and documentation.
- Leasing: Extensive experience in drafting, reviewing, negotiating, and closing lease and leave & license arrangements.
- Title Search: Strong expertise in conducting property title searches, title due diligence, and identifying ownership and encumbrance-related issues.
- Strong understanding of property laws, registration procedures, stamp duty, land records, and real estate regulations.
- Excellent drafting, contract review, negotiation, legal research, and analytical skills.
- Ability to independently manage multiple matters and transaction workstreams.
- Strong communication and stakeholder management skills.
Experience & Qualifications
- Experience: 6-8 years of relevant experience in real estate transactions, leasing, and title due diligence.
- Qualification: LLB/LLM from a recognized university or law school.
- Prior experience with a reputed law firm, real estate organization, corporate legal team, or transaction advisory practice will be preferred.
