Commercial Construction Project Manager

Location: Raleigh, NC | In-Office & Jobsite

Compensation: $95,000-$115,000+ base salary, depending on experience, plus performance-based project bonuses

About the Opportunity

We are partnering with an established and respected commercial general contractor in Raleigh, NC, seeking an experienced Commercial Construction Project Manager to take full ownership of commercial building projects from preconstruction through closeout.

This is a hands-on role for a Project Manager who understands both the operational and financial sides of commercial construction. The ideal candidate is highly proficient in project financial management, subcontractor coordination, scheduling, and client communication.

We're looking for someone who can independently manage projects, protect profitability, lead project meetings, and keep teams accountable without requiring extensive training in core commercial GC project management responsibilities.

This opportunity is especially well-suited for a motivated, detail-oriented Project Manager who enjoys working in a collaborative environment where accountability, initiative, and strong relationships matter.

Key Responsibilities

Project Financial Management & Profitability

  • Take full ownership of project budgets, financial performance, and profitability from project award through closeout.
  • Prepare, maintain, and analyze detailed job-cost reports, cost-to-complete forecasts, and projected final costs.
  • Monitor committed costs, actual expenditures, remaining project exposure, and anticipated profit margins.
  • Identify financial risks early and proactively implement corrective actions to protect project profitability.
  • Manage subcontractor and owner pay applications, change orders, and financial documentation.
  • Utilize construction financial management software to maintain accurate, up-to-date project financials.
  • Provide regular financial reporting and communicate budget performance to leadership.

Project Planning, Scheduling & Execution

  • Independently manage commercial construction projects from preconstruction through final closeout.
  • Develop, maintain, and actively manage detailed construction schedules, including critical-path activities and trade sequencing.
  • Lead weekly subcontractor coordination meetings, establish action items, distribute meeting minutes, and hold trade partners accountable.
  • Lead Owner-Architect-Contractor (OAC) meetings, document decisions, and ensure timely follow-through on project commitments.
  • Proactively identify schedule risks, resolve conflicts, and implement recovery plans when necessary.
  • Work closely with field superintendents to coordinate manpower, materials, subcontractors, inspections, and project milestones.

Subcontractor Procurement & Contract Management

  • Collaborate with estimating and preconstruction teams on project planning, budgets, and constructability.
  • Solicit and evaluate subcontractor bids, level proposals, identify scope gaps, and negotiate subcontract agreements.
  • Prepare and manage subcontractor scopes of work, exhibits, purchase orders, and contractual requirements.
  • Understand and administer commercial construction contracts, including AIA contract documents.
  • Oversee RFIs, submittals, change orders, project documentation, and closeout requirements.

Client & Stakeholder Communication

  • Serve as a primary point of contact for owners, architects, engineers, subcontractors, and internal project teams.
  • Build strong relationships through consistent communication, responsiveness, and accountability.
  • Lead project meetings with confidence, maintain accurate documentation, and ensure decisions translate into action.
  • Proactively address challenges while maintaining client satisfaction, project quality, and financial performance.

Required Qualifications

  • Demonstrated experience independently managing vertical commercial construction projects for a general contractor.
  • Strong experience managing commercial construction projects from preconstruction or project award through closeout.
  • Advanced proficiency in construction project financial management, including job costing, cost-to-complete forecasting, budget analysis, and profitability tracking.
  • Proven ability to manage project financials through a construction management/accounting platform, rather than relying primarily on standalone spreadsheets.
  • Experience leading subcontractor coordination meetings and OAC meetings, including preparing and distributing meeting minutes.
  • Strong working knowledge of commercial construction scheduling, subcontractor procurement, buyout, contracts, and change order management.
  • Experience with AIA contracts, owner and subcontractor pay applications, RFIs, submittals, and closeout.
  • Ability to manage multiple project priorities independently while maintaining financial and schedule accountability.
  • Strong communication, organization, problem-solving, and relationship-building skills.
  • Ability to work from the Raleigh office and visit project sites as needed.

Preferred Qualifications

  • Approximately 5-10 years of progressive commercial construction project management experience, though candidates with other levels of experience will be considered based on demonstrated qualifications.
  • Experience with healthcare, medical, institutional, higher education, or similar complex commercial construction projects.
  • Experience with construction management and financial platforms such as Procore, CMiC, Sage, Viewpoint, or comparable systems.
  • Experience with CMAR or design-build project delivery.
  • Experience managing multiple commercial projects simultaneously.

What We're Looking For

Beyond technical experience, we're looking for someone who is:

  • Financially disciplined and comfortable taking complete ownership of project performance.
  • Proactive, organized, and highly accountable.
  • Confident leading subcontractors, owners, and project teams.
  • Collaborative and respectful, with strong relationships across both the office and field.
  • Adaptable, solutions-oriented, and willing to roll up their sleeves.
  • Interested in building a long-term career with a respected commercial contractor.

Compensation & Benefits

  • Competitive base salary of approximately $95,000-$110,000+, depending on experience.
  • Project-based performance and profitability bonuses.
  • Benefits package to be discussed during the interview process.
  • Opportunity to manage meaningful commercial projects with an established construction team.
