หน้าที่และความรับผิดชอบ

1. เดินตรวจอาคารในเรื่องความสะอาด สวน วัตถุต้องสงสัย และบุคคลต้องสงสัย

2. ขึ้นตรวจสอบจุดที่มีการแจ้งเหตุร่วม หากมีผู้แจ้งเหตุ หรือ ระบบไฟอรามทำงาน

3. ตรวจสอบและประเมินผลการปฏิบัติงานของบริษัทให้บริการภายนอก ให้เป็นไปตามแผนงานที่วางไว้

4. ตรวจการทำงานของแม่บ้าน รปภ และตรวจการเดินตรวจอาคารโดยระบบมอร์สของ รปภ.

5. ควบคุม ดูแลการปฏิบัติตามกฎระเบียบของผู้รับเหมา ในการต่อเติม ตกแต่งพื้นที่ห้องชุด

6. ให้บริการและอำนวยความสะดวก ให้กับผู้พักอาศัยและผู้มาติดต่อ

7. ควบคุม ดูแลให้ผู้พักอาศัย ปฏิบัติตามระเบียบและคู่มือการใช้อาคารอย่างเคร่งครัด

8. ตรวจสอบและจัดทำรายการทรัพย์สินต่างๆ ของอาคาร รวมถึงการจัดเก็บกุญแจ

9. รายงานปัญหาต่าง ๆ และการแก้ไขเบื้องต้นที่เกิดขึ้นให้ ผู้ช่วยผู้จัดการ และ ผู้จัดการทราบ

10. ประสานงานกับช่างอาคารในกรณีที่ตรวจพบอุปกรณ์ที่ต้องมีการแก้ไข หรือซ่อมแซม

11. ตรวจสอบตู้ดับเพลิง ถังดับเพลิง สายดับเพลิงตามชั้นต่างๆ และลานจอดรถ

12. จัดการจอดรถ และการจราจรในลานจอดรถเพื่ออำนวยความสะดวกให้แก่ผู้พักอาศัยและผู้มาติดต่อ

13. ดูแลปกป้องทรัพย์สินของอาคาร

14. ตรวจเช็คความเคลื่อนไหวในจอ CCTV

15. ทำงานที่ได้รับมอบหมายจากผู้บังคับบัญชา

16. ลงรายงานประจำวัน

17. ออกใบแจ้งซ่อมให้ฝ่ายช่างอาคาร

18. ตรวจสอบและจัดเก็บเอกสารของแม่บ้านและ รปภ

19. จัดหาและเปรียบเทียบราคาการบริการต่าง ๆ ที่เกี่ยวข้องกับการดูแลอาคารเพื่อนำเสนอต่อผู้จัดการอาคารในการปรับปรุงอาคาร

20. ติดต่อประสานงานกับหน่วยงานราชการที่เกี่ยวข้อง เช่น เรื่องการรักษาความสะอาด การซ้อมอพยพหนีไฟ

21. ควบคุมการออกบัตรจอดรถยนต์ ตามที่ได้รับการแจ้งจากผู้บังคับบัญชา

22. จัดการประชุมร่วมกับบริษัทผู้ให้บริการภายนอกประจำเดือนพร้อมทำรายงานสรุปปัญหาและแนว

ทางแก้ไขปัญหาที่เกิดขึ้นให้กับผู้จัดการอาคารทราบ

23. จัดทำรายงานประจำเดือนในส่วนที่เกี่ยวข้องกับการดูแลอาคารเพื่อให้ผู้ช่วยผู้จัดการอาคารรวบรวมและ

ทำรูปเล่มเสนอต่อคณะกรรมการต่อไป

24. รับจดหมายจากบุรุษไปรษณีย์พร้อมทำการบันทึกจำนวนรับส่งทั้งหมดที่เป็นจดหมายลงทะเบียน

25. คัดจดหมายลงทะเบียนแยกแต่ละห้องชุดและทำการบันทึกและจัดเก็บรักษาไว้ให้ผู้พักอาศัยมาติดต่อขอรับ

26. คัดแยกจดหมายธรรมดาแยกเป็นแต่ละห้องชุดภายในอาคารพร้อมจัดใส่ตู้รับจดหมาย

27. คัดแยกใบแจ้งหนี้ ค่าไฟฟ้า ค่าโทรศัพท์ และอื่นๆ พร้อมจัดใส่ตู้รับจดหมาย
