Job Description:
TheSr. Project Manager’s role is to plan, execute, andfinalizeprojects according to company’s strict guidelines and within the budget for the constructionproject. This includesacquiringresources and coordinating the efforts of team members and third-party contractors or consultantsin order todeliver projects according to the plan. TheSenior ProjectManagerwill alsodefine the project’sobjectivesand oversee quality control throughout its life cycle.

What You Will Do:
The essential functions include, but are not limited to the following:
Managesand supportsproject teams consisting of 5-10staff membersincluding Project Coordinators, Project Engineers, Assistant Project Managers, Project Managers, and Superintendents.
Plansthe projectsin order toaccomplishits goals within constraints such asschedule,costand agreed quality standards.
Definesproject scope, goals and deliverables that support business goals in collaboration with senior management and stakeholders.
Managescommunication and setsproject expectationstoteam members and stakeholders ina timelyfashion and on an ongoing basis.
Estimatesthe resources and participants needed to achieve project goals.
Attends design meetings andprovidesconstructability comments and direction on drawings.
Responsible for draftingandsubmittingbudgetproposals andrecommendssubsequentbudgetchangesasnecessary.
Negotiate and execute contracts and change ordersfor subcontractors and consultants.
Determinesand assessesneed for staffing and/or consultants and make theappropriaterecruitments, if necessary, during project cycle.
Delegatestasks and responsibilities toappropriate personnel.
Identifiesand resolvesissues and conflicts within the project team.
Plansand schedulesproject timelines and milestones usingappropriate tools.
Develop and deliver progress reports, proposals,requirementsdocumentation, and presentations.
Determinesthe frequency and content of status reports from the project team, analyze results, andtroubleshootproblem areas.
Proactively manageschanges in project scope,identifiespotential crises, and devisescontingency plans.
Definesproject success criteria anddisseminatesthem to involvedparties throughoutprojectlife cycle.
Coaches, mentors, motivatesand supervisesproject team members and contractors, and influencesthem to take positive action and accountability for their assigned work.
Managers andconductsperformance evaluationsfor direct reports.
Builds, develops, and growsany business relationships vital to the success of the project.
Conductsprojectpostmortemsand createsa recommendations reportin order toidentifysuccessful and unsuccessful project elements.
Developsbest practices and tools for project execution and management.
Physically able toparticipatein training sessions, presentations, and meetings.
What You Bring:
10+ years of experience in project/development manager.
Associates Degreeor higher in Project Management or related field.
Demonstrated knowledge of construction and building codesrequired.
Proficiencyin MS Project, MS Outlook, MS Word, MS Excel, and MS Windows.
Ability to guide, direct, and coordinate a department with five or more employees.
Demonstrated ability to effectively run a department in an efficient manner.
Ability to read, analyze, and interpret prints, architectural drawings, financial and job cost reports.
Ability to respond to common inquiries or clarifications from customers, regulatory agencies, or members of the business community.
Excellent knowledge of the industry and trendsimpactingthe business.
Excellent customer service orientation and excellent interpersonal skills.
Excellent oral and written communication skills.
Ability totravelfor the purpose of meeting with clients, stakeholders, or off-site personnel/management.
Salary Range:
$140,000-$170,000
