Position Overview

The Site Lead for Bangalore will oversee comprehensive facilities management operations, ensuring optimal workplace performance through integrated soft and technical services delivery. This role serves as the primary point of contact for all facility-related matters, managing vendor relationships, driving operational excellence, and ensuring a safe, efficient, and productive work environment.

Key Responsibilities

Facilities Operations Management

Oversee day-to-day facilities operations including HVAC, electrical, plumbing, fire safety systems, and building automation. Lead preventive and corrective maintenance programs to ensure minimal downtime and optimal asset performance. Manage space planning, workplace layouts, and occupancy optimization initiatives. Ensure compliance with local building codes, safety regulations, and statutory requirements.

Soft Services Supervision

Manage housekeeping, security, reception, mailroom, and pantry services to maintain high workplace standards. Oversee landscaping and pest control services. Coordinate meeting room management, audiovisual support, and workplace amenities. Drive continuous improvement in service delivery and user experience.

Vendor and Contract Management

Manage multiple vendor relationships and service contracts, ensuring SLA compliance and performance standards. Conduct regular vendor reviews and performance assessments. Negotiate contracts and manage budgets for facilities services. Ensure vendor compliance with safety protocols and organizational policies.

Budget and Financial Management

Develop and manage annual facilities budgets for soft and technical services. Track expenditures, identify cost optimization opportunities, and provide regular financial reporting. Manage capital expenditure planning for infrastructure improvements and equipment replacement.

Health, Safety, and Compliance

Ensure workplace compliance with EHS regulations and organizational safety standards. Conduct regular safety audits and risk assessments. Manage emergency preparedness plans, fire drills, and business continuity protocols. Maintain required certifications and statutory compliance documentation.

Stakeholder Management

Serve as primary facilities contact for business units and building occupants. Manage escalations and resolve facilities-related issues promptly. Coordinate with corporate real estate, IT, security, and HR teams. Provide regular operational reports and facilities performance metrics to senior leadership.

Team Leadership

Lead and develop the facilities management team including engineers, technicians, and coordinators. Foster a culture of service excellence, continuous improvement, and accountability. Conduct performance reviews and support professional development.

Required Qualifications

Education: Bachelor's degree in engineering (Mechanical, Electrical, Civil) or Facilities Management. MBA or specialized facilities management certification is advantageous.

Experience: Minimum 8-10 years in facilities management with at least 3-5 years in a leadership role managing integrated facilities operations. Experience managing large commercial office spaces (50,000+ sq ft) preferred. Proven track record managing both soft and technical services.

Technical Knowledge: Strong understanding of building systems including HVAC, electrical, plumbing, fire safety, and BMS. Knowledge of statutory compliance requirements including factory act, fire safety regulations, and environmental norms. Familiarity with CMMS/CAFM systems and workplace management technologies.

Core Competencies: Excellent vendor and contract management capabilities with demonstrated cost optimization results. Strong project management skills with ability to manage multiple priorities. Exceptional problem-solving abilities and crisis management experience. Excellent communication and stakeholder management skills. Data-driven approach with strong analytical and reporting capabilities.
