Junior Quantity Surveyor Engineer

Job Description - Junior Quantity Surveyor

Job Purpose

To support project procurement, cost control, quantity surveying, and commercial activities. The role will assist with preparing quantities and budgets, obtaining quotations, reviewing costs, managing project records, and supporting payment and contract administration.

Key Responsibilities

1. Procurement & Quotations

• Prepare and issue requests for quotations and tender enquiries.
• Identify suitable contractors and suppliers.
• Follow up on quotations and clarifications.
• Maintain supplier and contractor records.

2. Quantity Take-Offs & BOQs

• Prepare scopes of work and bills of quantities.
• Carry out quantity measurements from drawings and site information.
• Review specifications and identify missing or unclear requirements.
• Coordinate with technical teams for specialist works.

3. Tender & Cost Analysis

• Compare contractor and supplier quotations.
• Check quantities, rates, totals, taxes, discounts, and exclusions.
• Identify unusual or high/low costs and seek clarification.
• Prepare simple commercial comparison and recommendation reports.

4. Budget & Cost Control

• Assist with project budgets and cost estimates.
• Track approved budgets, commitments, variations, payments, and forecast costs.
• Monitor spending and highlight potential budget overruns.
• Support cost-saving and value-engineering initiatives.

5. Contracts & Purchase Orders

• Assist with preparing purchase orders, work orders, and contract documents.
• Maintain contract and procurement records.
• Track important dates such as completion, warranties, and renewals.

6. Variations & Additional Works

• Maintain records of project variations and additional works.
• Review additional-work quotations and check quantities and rates.
• Assist with variation assessments and approvals.

7. Payment & Invoice Review

• Review contractor and supplier invoices against approved quotations, contracts, and work completed.
• Check quantities, rates, taxes, payments, and supporting documents.
• Identify discrepancies and coordinate with Finance to resolve issues.

8. Maintenance & Service Contracts

• Maintain records of maintenance and service contracts.
• Compare renewal quotations and service proposals.
• Track contract expiry and renewal dates.
• Support cost and service improvements.

9. Reporting & Documentation

• Prepare cost summaries, procurement updates, and approval documents.
• Maintain accurate records of quotations, contracts, invoices, and project documents.
• Provide regular updates on procurement, costs, variations, and payments.

10. Coordination

• Coordinate with consultants, contractors, suppliers, Finance, Legal, and project teams.
• Attend meetings and follow up on commercial actions.
• Maintain clear and organized project records.
• Handle confidential information professionally.

Qualifications & Experience

• Bachelor’s degree in Quantity Surveying, Civil Engineering, Construction Management, or a related field.
• 2-4 years of relevant experience in quantity surveying, estimating, procurement, or commercial administration.
• Experience in construction, refurbishment, fit-out, or maintenance projects.
• Experience with quantity take-offs, BOQs, quotation comparisons, and payment reviews.
• Good understanding of construction drawings, materials, and building works.
• Strong knowledge of Microsoft Excel.
• Good written and spoken English.
